Our community is a common interest community where each townhouse lot is individually owned, and all common areas are owned in common by all homeowners. The purposes of our non-profit Homeowner Association are to provide for the maintenance, preservation and architectural control of the residential lots and Common Areas, and to promote the health, safety and welfare of the residents of our community. Our Association Corporation is governed by an elected Board of Directors, all of whom are homeowners in River Oaks. Our Association has the legal power to enforce our covenants and restrictions to ensure the enjoyment of our homes and the common areas, and to maintain and increase our individual property values.
All homeowners collectively own the private drives, grass areas, swimming pool, and tennis courts in River Oaks. Maintenance of the common areas and components is provided by our Association, funded by portions of our monthly Association assessments. We urge all residents to exercise care in the use of our facilities, and to be considerate of others in their use of the common areas. Our Association also maintains, paints and repairs the exterior (excluding roofs) of each townhouse on a rotating basis. Please see the material covering the specifics of exterior townhouse maintenance at the section titled “Policy and/or Resolutions concerning Maintenance.”
To ensure a community-wide uniformity in exterior appearances, please submit any architectural changes or additions, including replacement of carport covers, to the Association for pre-approval.
